What Long Time Residents Love Most About San Leandro

May 14, 20264 min read

Ask someone who has lived in San Leandro for more than ten years whether they ever thought about leaving, and most of them will give you a very telling pause before they answer.

The short version is this: San Leandro holds on to people. And the reasons why tend to surprise newcomers who only know the city from a freeway exit.

I am Katrina Carter, a real estate broker and loan officer, and I have had the pleasure of calling San Leandro home for years. I talk to longtime residents every week, and certain themes come up again and again when I ask what keeps them here.

The Location That Refuses to Be Beat

San Leandro sits almost exactly in the middle of the East Bay, which means you are roughly 20 minutes from downtown Oakland, 30 minutes from San Francisco by BART, and positioned with easy access to both the 880 and the 580. For families with jobs scattered across the Bay Area, that central location is genuinely hard to give up. One resident told me she stayed because her commute to the South Bay took 40 minutes by car, and she could not find that math anywhere else in her price range.

Neighborhoods That Actually Feel Like Neighborhoods

The city has a surprising number of distinct pockets that each carry their own personality. Broadmoor has quiet streets and a flat, walkable feel. Bay-O-Vista sits up in the hills with views and a calmer pace. Washington Manor draws families who want space and suburban comfort close to the water. Estudillo Estates has established homes on wide lots. People find their corner of San Leandro and then they rarely want to trade it.

The Price That Buys You Real Space

This is the one that surprises people who are moving from Oakland or further north. For what you might pay for a two bedroom condo in a trendier market, San Leandro often gives you a three or four bedroom house with a real backyard. For families who need space to grow, that trade matters. And for people who are right sizing from a larger home, San Leandro offers something that feels like a real home, not a compromise.

A Food Scene That Punches Above Its Weight

Longtime residents are quick to bring this up. San Leandro has a genuinely eclectic dining scene with long standing family restaurants and newer spots that would not look out of place in Oakland or Berkeley. The variety reflects the city's diverse population, and the prices tend to be more approachable than what you find in trendier East Bay cities. For residents with a food and cooking background, this matters more than outsiders expect.

The Slower Pace Without Losing Access

San Leandro has a feel that is noticeably different from Oakland or Emeryville, but you are never more than a short drive or BART ride from everything those cities offer. That balance is rare. People who want to live somewhere settled and calm without feeling isolated tend to land here and stay.

A Community That Actually Shows Up

Farmers markets, neighborhood associations, events at the marina, strong school communities at the elementary level. San Leandro has the civic infrastructure of a place where people have decided to invest in where they live. Longtime residents notice this. They point to neighbors they have known for years, to streets where people actually wave, to a sense of belonging that is harder to quantify than a price per square foot.

I recently worked with a client who moved to San Leandro eight years ago simply because it was where she could afford at the time. She called me recently, not to sell, but to check in. She told me she has been offered other opportunities to move and has turned all of them down. Her exact words were: "I did not expect to love it here. I just do."

FAQ

Is San Leandro safe to live in?

Like any city, it varies by neighborhood. Areas like Washington Manor, Estudillo Estates, and Bay-O-Vista are quiet and family friendly. I always recommend visiting multiple neighborhoods and talking to locals before you decide.

What is the commute from San Leandro like?

Very manageable. BART's San Leandro station connects you to San Francisco in about 30 minutes. The 880 and 580 put most of the Bay Area within reach.

Is San Leandro a good place to raise a family?

Many longtime residents will tell you it is. There are strong elementary school communities, good parks, and a pace of life that works well for families.

Is San Leandro growing and changing?

Yes, slowly and thoughtfully. There has been development around the BART corridor and downtown, but the residential neighborhoods have maintained their character. Most longtime residents see this as a positive.
