What Is Estudillo Estates Like to Live In?

If you have been researching San Leandro neighborhoods and Estudillo Estates keeps coming up, you are probably wondering what actually makes it different from the rest of the city, and whether the reputation matches reality.

The short answer: Estudillo Estates is one of the most distinctive and desirable neighborhoods in San Leandro. It has a formal character, larger lots, well-maintained homes, and a walkability to downtown that most San Leandro neighborhoods cannot match. It also tends to carry a price premium for all of those reasons.

I'm Katrina Carter, a real estate broker and loan officer in San Leandro. I have sold homes in Estudillo Estates and I have helped buyers find their way into this neighborhood. Here is what you should know.

What Makes Estudillo Estates Stand Out

The architecture is the first thing most people notice. Estudillo Estates was developed primarily in the early to mid-20th century and the homes reflect that era: Craftsman bungalows, Spanish colonial revival, Tudor influenced designs, and period cottages that have real character and detail you simply do not find in newer construction.

The streets themselves are part of the appeal. This neighborhood was designed with a formality and a sense of order that feels uncommon in the East Bay. Wide streets, mature trees, and a general aesthetic consistency make it feel like a place that has been cared for over a long time, because it has.

The Location Advantage

Estudillo Estates sits in a genuinely walkable part of San Leandro. Downtown San Leandro, the BART station, the public library, local restaurants, and shops are all within reasonable walking distance. For buyers who want to live in a house, not an apartment, but want access to services and transit without driving everywhere, this is one of the better located neighborhoods in the entire East Bay.

The San Leandro BART station is close, which matters a lot for people who commute to Oakland, San Francisco, or Fremont. Walkable access to BART is a feature that commands a premium in every Bay Area market, and Estudillo Estates has it.

What Homes Look Like and What They Cost

Homes in Estudillo Estates tend to be larger than the San Leandro average. Three and four bedroom homes with formal living and dining rooms, original hardwood floors, and generous yards are common. Many have been thoughtfully updated while preserving their period character. The ones that have been poorly renovated stand out negatively for exactly that reason — the neighborhood aesthetic is strong enough that bad updates look worse here than they would in a more anonymous neighborhood.

As of 2026, homes in Estudillo Estates are generally priced in the $800,000 to $1.2 million range depending on size, condition, and specific location within the neighborhood. Updated and well-maintained homes toward the top of that range move quickly when priced correctly.

The Community Character

Estudillo Estates has a strong neighborhood identity and a genuinely engaged community. The Estudillo Estates Neighborhood Association has historically been active, which tends to support property values and neighborhood quality over time. Long term residents take visible pride in their homes and their block. That is not something you can buy specifically, but it shapes what it feels like to live there every day.

Who This Neighborhood Is Right For

Estudillo Estates tends to attract buyers who appreciate architecture and character over new construction, want walkability and BART access, and are willing to pay a premium for a neighborhood that has an established identity. It is a particularly good fit for buyers coming from Berkeley or the Rockridge area of Oakland who want to stay in a similar architectural and community vibe at a lower price point.

A Client Story

I recently worked with a couple who had been searching in the Temescal and Rockridge areas of Oakland for close to a year and kept losing out. When I brought them to Estudillo Estates they were immediately struck by the architecture and the walkability. They purchased a four-bedroom Craftsman that needed cosmetic work but had excellent bones. Their monthly payment was meaningfully lower than comparable Oakland purchases and they are already talking about how they plan to stay for decades.

Frequently Asked Questions

  • Is parking available in Estudillo Estates?

  • Most homes have garages or driveways. Street parking is generally available but some of the more central blocks near downtown can be competitive in the evenings.

  • Are the original architectural details well preserved in most homes?

  • It varies. Some homes have been beautifully maintained with original details intact. Others have had renovations of varying quality over the decades. Knowing what to look for is part of why a good buyer's agent matters in this neighborhood.

  • Is it competitive to buy there right now?

  • Well-priced, well-maintained homes in Estudillo Estates still move quickly. It is one of the more reliably competitive sub-markets in San Leandro.
