Are you living in a home that still works on paper, but something about it no longer quite fits your life?

In the Bay Area right now, this is one of the most meaningful and most underserved decisions that homeowners face.

I'm Katrina Carter, a real estate broker and loan officer based in San Leandro. Some of the most important conversations I have with clients are not about what they can afford. They are about what actually makes sense for where they are going next. Right sizing is one of those conversations.

1. What Is a Right Sizer?

A right sizer is not someone being forced to sell. This is someone making a deliberate, strategic move to get into a home that actually matches their life right now, not the life they had fifteen or twenty years ago.

You might be right sizing if:

Your kids have moved out and you are living in a four bedroom home you no longer use fully

You spend more weekends maintaining your house than enjoying it

Your lifestyle, community, or commute has shifted and your neighborhood no longer feels right

You want to convert your home equity into something that serves you better

You want to be closer to family, a hobby, or simply a different pace of life

Right sizing is about alignment. Not reduction.

2. Who Makes This Move?

I see right sizers across a wide range of ages, but the most common profile is a homeowner in their 50s or 60s who bought a home when they had a full household. Their mortgage is paid down significantly, or paid off entirely. Their priorities have shifted. They want less to manage and more freedom, and a home that fits the way they actually live today.

I also work with younger clients who right size after a divorce, a career change, or another significant life transition. The age range is wide. The feeling is the same: the current home is no longer the right fit.

3. The Financial Logic in the Bay Area

Here is what makes right sizing so powerful in this market: most longtime Bay Area homeowners are sitting on significant equity. If you bought in San Leandro or anywhere in Alameda County ten or more years ago, you have likely seen your home value increase dramatically.

Right sizing gives you the ability to unlock that equity, reduce or eliminate your mortgage payment, and use the difference to invest, travel, support family, or simply breathe easier every month.

If you are 55 or older and moving to a home of equal or lesser value anywhere in California, you may also be eligible to transfer your property tax base under Proposition 19. That is a real financial advantage that many homeowners do not realize is available to them.

4. The Emotional Side Nobody Talks About

Right sizing is often harder emotionally than it is logistically. People feel like they are giving something up. They worry about what it means to leave the home where they raised their kids or built a chapter of their life.

This depends on your situation, but a few common scenarios:

If you are moving to a lower priced home and have significant equity, you may be able to buy in cash or with a very small loan

If you are buying in a similar price range, your equity can serve as a down payment that dramatically lowers your monthly payment

If you want to take cash out and invest it, there are financing strategies that can help you do that intentionally rather than accidentally
