Gale Ranch and Windemere are two of the most livable planned communities in the entire Tri Valley. And I am not just saying that because I know the market well. I actually lived there. Both neighborhoods.

Gale Ranch is a master planned community in western San Ramon that blends newer construction with mature landscaping and a neighborhood feel that has had time to settle and develop over the past two decades. You will find single family homes ranging from about 2,000 to over 4,000 square feet, priced generally in the $1.4 million to $2.2 million range depending on size, lot, and condition.

What makes Gale Ranch distinct is the combination of trail access, community parks, and proximity to top rated schools in the San Ramon Valley Unified School District. The neighborhood has wide sidewalks, organized walking paths, and a layout that actually encourages neighbors to interact. People walk here. Kids play outside. It still has that.

What Is Windemere?

Windemere sits just to the east of Gale Ranch and shares a lot of the same character. It was developed slightly later and has a similar mix of homes, parks, and walking trails. Windemere tends to attract buyers who want a newer home with slightly more space or who prefer certain school assignments within the district.

The price range in Windemere is broadly similar to Gale Ranch, though specific values depend on the model, lot size, and whether the home has been updated.

San Ramon Valley Unified School District has one of the strongest reputations in the Bay Area.   • Tech professionals commuting to the South Bay or working remotely who need more space

  • Bay Area move up buyers who have sold a condo or smaller home and want a proper yard

  • Buyers being priced out of Danville who want the same school quality at a slightly lower price point

Current Market Conditions

In early 2026, both neighborhoods are seeing stable demand with moderate inventory. Well maintained, turnkey homes are moving quickly. Homes that need significant updating are sitting longer as buyers in this price range increasingly want to move in without a major project.

Interest rate sensitivity matters here because many buyers are financing $1.3 million to $1.8 million, which is right at the jumbo threshold. Working with a loan officer who knows these programs matters.
