What Is the Broadmoor Neighborhood Like to Live In?

If you have driven through Broadmoor and thought it looked like the kind of neighborhood where people actually know their neighbors, you are right.

The quick version: Broadmoor is one of the flatlands neighborhoods in San Leandro, made up mostly of mid century single family homes on generously sized lots. It has a neighborhood association, a real sense of community, and home prices that are still accessible by Bay Area standards. Most homes here run between $750,000 and $875,000 depending on size and condition.

I am Katrina Carter, a real estate broker and loan officer in San Leandro. I have helped buyers find homes all across this city and Broadmoor comes up again and again as a neighborhood people fall in love with once they spend a little time there.

1. What Broadmoor Actually Looks Like

Broadmoor sits in the flatlands of San Leandro, not the hills. The streets are laid out in a gentle grid, the lots are larger than average for the Bay Area, and the housing stock is primarily mid century ranch style homes built in the 1940s and 1950s. Mature trees line a lot of the streets and the overall feel is quiet and established.

2. The Neighborhood Association Makes a Real Difference

The Broadmoor Neighborhood Association is one of the more active ones in the city. They host events, keep communication flowing among residents, and advocate for the neighborhood at the city level. If you care about being part of a real community rather than just having a mailing address, this matters.

3. Location and Commute

Broadmoor is well positioned for people who need to get around the Bay Area. The Bay Fair BART station is close, giving you direct access to Oakland, San Francisco, and the peninsula. Interstate 580 and 880 are both accessible without a long surface street crawl. For East Bay commuters, the location hits a sweet spot.

4. What the Homes Are Like

Most Broadmoor homes are three or four bedrooms with original hardwood floors, period appropriate detailing, and yards large enough to actually use. Many have been updated over the decades. You will find a mix of move in ready renovations and originals waiting for someone to bring them back to life. If you like a project, there are opportunities here. If you want turnkey, those come up too.

5. Who Moves to Broadmoor

Families looking for a starter home. Empty nesters downsizing from a bigger East Bay house. First time buyers who want a real neighborhood rather than a condo. Teachers, city workers, small business owners. It is a genuinely mixed community and that is part of its charm.

6. What Is Nearby

Downtown San Leandro is a short drive away with restaurants, the farmers market, and services. Casa Peralta Park is popular with families. The San Leandro Marina is close for weekend walks. You also have easy access to Oakland for dining and entertainment.

Real Story

I recently worked with a couple moving to San Leandro from San Francisco. They were burned out on apartment living and wanted a yard. When I showed them Broadmoor they were surprised by how much they got for their budget compared to what they had been looking at in other cities. They made an offer on a three bedroom with a big backyard and a workshop in the garage. They said it felt like the Bay Area they remembered growing up in.

FAQ
  • Is Broadmoor hilly? No. Broadmoor is in the flatlands of San Leandro. If you are looking for hillside views, Bay-O-Vista is the neighborhood to explore instead.

  • Are the lots bigger than typical Bay Area lots? Yes. Many Broadmoor lots run 5,000 to 7,500 square feet, which gives you meaningful outdoor space.

  • How are the schools? Jefferson Elementary and Monroe Elementary serve parts of Broadmoor and both have active parent communities. Worth looking into based on your grade levels.

  • Is the neighborhood safe? Like any Bay Area city, safety varies block by block. Overall Broadmoor has a stable, residential feel and longtime homeowners who look out for their blocks.

Want to see what is currently available in Broadmoor or talk through whether it is the right fit for your situation? I would love to walk you through it.
