A Local's Guide to San Leandro

A Local's Guide to San Leandro

June 01, 20264 min read

If you have been searching for a Bay Area city that actually feels like a neighborhood, there is a good chance you have been driving past San Leandro your whole life.

San Leandro rarely shows up in the magazine roundups or the influencer posts. It is not flashy. It does not try too hard. But people who actually live here tend to stop looking anywhere else, and there is a reason for that.

I'm Katrina Carter, a real estate broker and loan officer who has called the East Bay home for years. San Leandro is not just a place I sell homes. It is a city that reminds me every day why I work in this business. Here is what it actually looks like from the inside.

The Neighborhoods Are Distinct and Worth Knowing

San Leandro is not one big anonymous suburb. It is made up of defined neighborhoods, each with its own character. Estudillo Estates feels like a storybook with Spanish tile roofs and wide tree-lined streets. Broadmoor is a flat, well-kept neighborhood on the San Leandro and Oakland border with solid bones and a strong community. Bay-O-Vista sits in the hills on the east side of the city and is one of the few neighborhoods in this price range with actual Bay views. Washington Manor is a quiet, residential area near the water that draws longtime owners who have no intention of leaving. Floresta Gardens and Cherrywood round out the interior of the city with solid mid-century homes on full-size lots.

BART Access Is a Real Selling Point

San Leandro has its own BART station, which puts you in downtown Oakland in about seven minutes and in downtown San Francisco in roughly 30. For buyers who commute to the city or work in multiple locations, this makes a meaningful difference in daily life. Not every East Bay city can say the same.

The San Leandro Marina

The Marina district is one of San Leandro's best features and one of its most overlooked. There is a marina with boat slips, walking paths along the water, a shoreline trail that connects to other parts of the bay, and enough open space to make a Saturday morning feel entirely different from the rest of the week. Residents use it for everything from kayaking to evening runs to a quiet spot to decompress after work.

Parks and Outdoor Spaces Are Woven Into Daily Life

San Leandro has a strong park system. The Marina parks, Davis Street facilities, the hills above Bay-O-Vista, and the multiple neighborhood green spaces throughout the city give residents real access to outdoor activity without driving anywhere. It is one of those things you notice most when you are thinking about where to walk your dog or where to take a kid who needs to run.

Arts, Community, and a Real Town Center

Downtown San Leandro has been growing over the past decade. The city supports a local arts community, has regular events at the Marina and downtown, and has the feel of a place with genuine civic pride. The Farmer's Market runs seasonally and draws local producers, community regulars, and families who have made it part of their Sunday routine.

The Food Scene Has Quietly Gotten Good

San Leandro's food scene reflects its population, which is one of the most diverse in the East Bay. You will find Vietnamese, Filipino, Mexican, Chinese, Japanese, and traditional American options within a few miles of each other. The city does not have one famous restaurant row, but if you know where to look, you eat very well here without paying San Francisco prices.

Who Moves to San Leandro and Why

I see buyers come from all directions: people from Oakland who want more space, families relocating from out of state who want Bay Area access without peak Bay Area prices, and longtime renters who finally want to own something. What they have in common is that they discover San Leandro and wonder why they waited so long.

I recently worked with a couple who had been renting in Oakland for years and kept assuming San Leandro was a step down. Once they walked through Estudillo Estates and saw what their budget could actually buy, they were under contract within three weeks. That is a pretty common story here.

If you have been looking at the East Bay and skipping over San Leandro, I would love to show you what it actually looks like on the ground.
